After 4pm, arriving early does not guarantee entry as staff my still be preparing for your stay.
CHECK OUT
Check-out before 10AM, all guest must be vacated from the property unless other arrangements have been made and confirmed.
The POMVilla team, housekeeping & maintenance will arrive at the villa shortly after check-out to begin preparing for the next arrival.
ENTERING VILLA
Peace of Mind Villa is private and gated, you will receive your gate code prior to arrival. Please do not give your code to anyone.
Have gate open for taxis and deliveries. The gate does not close automatically, use provided gate FOB to close gate.
SECURITY CAMERAS
There are two 24 hour security cameras on the property, cameras only overlooking the driveway and parking area.
DOOR LOCKS
When leaving the villa or closing down for the evening, please secure the villa by closing the gate and locking all doors.
Sliding doors must be completely closed for locks to work.
EXTRA GUESTS
If at anytime you will be having guests let villa manager prior to arrival.
SMOKING
Villa is smoke free, please do not smoke or vape close to open windows or doors.
DO NOT throw butts in landscaping as this can cause fires.
NO PETS
Pets of any kind are NOT allowed in or on the villa’s premises without specific written permission from Peace of Mind Villa, LLC being granted prior to arrival and will require an additional pet fee. A pet or evidence of a pet found on premises will cause immediate eviction, and forfeiture of Guest’s entire rent and deposit.
WALKWAY TO OCEAN
Please enjoy the rustic walkway at your own risk, be cautious of loose footing, cactus and other items that can cause injury.
It is highly advised NO SWIMMING in the ocean below the house as there are no easy access points and the water is very turbulent with strong ocean currents.
AIR CONDITIONING
Do not turn AC lower than 70°
If AC is turned lower than 70° you will freeze the lines and loose AC until lines defrost.
Please be mindful of keeping the sliding doors and windows closed while AC is running.
This helps keep the house cool while prevent malfunction to AC & being Eco Friendly.
While you’re out and about please keep the AC up-to 76° & close the blinds.
SOLAR POWER & SOLAR HOT WATER
POMVilla is helping to keep St. Thomas green with a new solar power system with battery bank and new solar hot water supply. If the island is without power you will be unaware while at the villa as the entire villa will continue to be powered by back-up power supplies.
WATER SUPPLY
On St. Thomas we catch rain water and supply is held in cisterns, please be Eco Friendly and conserve water. Please do not leave water running unnecessarily. Our four cisterns system holds roughly 9000 gallons of water and are topped off before each booking so you will have plenty of water during your stay.
The villa is equipped with a water filtration system that includes UV treatment making the tap water safe for drinking. If you have stomach issues we recommend using bottled water.
EXCESSIVE WATER USAGE
If you use all the water in the backup tank, you will be responsible to purchase more water and the delivery can take up-to 24 hours.
PANTRY STOCKING SERVICES
If you would like groceries delivered for your villa to be fully stocked when you arrive please let us know for arrangements.
IN-VILLA CHEF SERVICE
We have excellent chefs who are available for just one special dinner or daily meals. We will give you information that you may contact your island chef directly to discuss menus, dietary requirements and your grocery shopping list with him or her. Chefs will require an advance deposit for both grocery shopping and for their cooking; you may pay them directly. And please remember: all of our chefs book-up far in advance for all holidays, so please plan far in advance.
HOUSEKEEPING
One “Hotel Style” service is included for every 10 days booked. Service includes new linens and terry, counters wiped, floors attended to if they need to be swept and mopped. If you have a large amount of dishes and would like for the maids to clean the kitchen (this is not included in the Hotel Style Service) you can ask them the fee for this service and pay cash directly to them.
BATHROOMS
Villa is stocked with initial supplies only of toilet paper, paper towels, laundry detergent, trash bags, soaps, shampoo and conditioner. It is the guests’ responsibility to restock on their own once these supplies are depleted. Hair dyers and other items must stay in the villa.
Please only flush toilet paper and natural waste in toilets. Use a trash can to dispose of all other items, even if the label says “flushable”. Do not flush grease, food, or any other items.
VILLA LINENS AND TOWELS/TERRY
If you have any type of tanning product, spray tan or make-up please be cautious not to soil linens or towels with these products, they will stain. Please use OXI or Shout to pre-treat stains, do not put any items in the dryer until stains are removed.
Any excessive damage to linens/terry due to products or misuse will be charged to your stay.
WASHER AND DRYER
Again please try to be as Eco Friendly as possible, we rely on rainwater for our water supply.
HE machines are provided and do not require much soap, change washer to 1 rinse only.
Please use OXI or Shout to pre-treat stains, do not put any items in the dryer until stains are removed.
Remove all sand before placing items in washers or dryers.
Do not wash personal items with villa linens or terries
Do not mix any colors with whites / sheets / terries or with our beach towels
No bleach as it kills the fragile septic bacteria destroying the septic ecosystem.
Remove lint from dryers after each use.
Leave washer doors open and soap dispenser open to prevent mildew smell.
Any damages to linens/terry will be charged.
ENTRYWAY
Beach chairs, cooler and an extra propane tank for the grill are in the deck boxes next to the front entryway.
Trash Bins are by the gate area, please bag all trash and place in bins, do not leave on ground.
Outdoor chair cushions should be stored in carport area on top of deck boxes to be dry for next use as it rains unexpectedly.
BARBECUE GRILL
Please make sure to TURN OFF the grill, and close propane tank valve after done cooking and lightly brush grill clean after use.
One back up propane tank is provided for each stay and is located in the deck box, additional propane may be purchased at Home Depot if desired.
TRASH
All trash must be bagged and bags MUST be placed securely INSIDE the bins located outside of the villa.
No loose garbage in bins and do not leave bags on the ground as this will attract pests and critters.
Trash Pick-up Day will be the 3rd morning (10am – 12pm) and then on departure day.
If you have excess trash in-between days please take the trash for disposal or you can arrange for additional removal from Lisa.

WIFI
Free wifi is available through the villa, passcode is provided on the information holder in each room.
TV
Dish TV is provided in all bedrooms and media room. Remotes are marked with guide, etc. We ask that you do not remove any wires or change any configurations.
SOUND SYSTEM
Pomvilla is equipped with a bluetooth sound system. The sound system is not to be removed from the villa. Please be mindful of your neighbors, the volume outside can be hard to gauge when doors are closed.Quiet time is 9PM, please lower volume or move inside by 9pm.
POOL
NO glassware or breakable items of any kind are allowed on or near the pool deck area.
There are plasticware items including cups that can be used outdoors.
Broken glass or other items will require the pool to be drained, cleaned and refilled at your expense.
No sitting or standing on the pool overlook ledge.
No diving, pool is not that deep.
No running in pool area, pool area will be slippery when wet, use caution.
Children must be supervised at all times in and around the pool area.
Do not throw trash over pool ledge or around the deck area, please dispose of trash properly.
Do not throw cigarette butts over edge, plant debris on the island are highly flammable.
Outdoor chair cushions should be stored in carport area on top of deck boxes to be dry for next use as it rains unexpectedly.
DO NOT use umbrella during high wind. Close umbrella when not in use.
Remove all pool floats and toys when not in use, store in entryway to prevent loss in high wind.
SAND
No sand in the pool.
Please remove as much sand as possible before entering the house or pool area, use the hose at the parking area/beach box to remove and rinse sand from all equipment and people.
ADDITIONAL AMENITIES

Gas grill with one tank of propane, “Chef’s Style” kitchen with limited supplies
Two play-n-packets, one high chair, one stroller
Initial items: shampoo, conditioner, body wash, toilet paper, paper towels, bedding, linens, terries – we do not restock initial items during your stay, any additional items needed during your stay you will need to provide.
GUEST BELONGINGS
Guests are provided with two safes for use during their stay.
OCCUPANCY RATES
Occupancy rates are posted at time of booking, additional guests fees apply. No parties or gatherings of any kind are permitted unless pre-approved by villa management, additional fees apply.
MANAGEMENT’S RIGHTS
Peace of Mind Villa reserves the right to amend, modify, change, cancel, vary or add to these Villa Regulations at any time, without prior notice. Any modification to these regulations that occurs before your departure is considered a part of your reservations agreement with us.
DAMAGE TO EQUIPMENT & PROPERTY
Guests will be held responsible for any loss or damage to property, any item on property caused by themselves, their guests or any person for whom they are responsible. Any costs associated with repairs and/or replacement will be charged to reserved guest.

Check out procedure:
All trash removed from villa
All dishes and kitchen items cleaned and put away
All used beach items placed outside of the box so they can be cleaned, do not place sandy items in box
All AC remotes, TV remotes and gate FOBs returned to proper locations
Turn all AC units to 76° and close all blinds
